3. Runoff and detailing
This is the one most often mistaken for a cleaning problem when it is actually a design problem.
Water landing on a facade does not run down evenly. It collects on copings, window sills, projecting slabs, planter boxes and joint lines, picks up whatever deposits sit there, and discharges at the lowest point of each detail — the same point, every rainfall.
Why this matters commercially. Cleaning removes the streak. If the detailing keeps concentrating runoff at that point, the streak returns on the same schedule.
